Coolullah Avenue South Yarra

Coolullah Avenue is a cul-de sac located on the west side of Williams Road just south of the Toorak Road intersection.

The area was first offered for sale as part of lot 30 at the crown land Auction in June 1849 and the allotment was 20.8 hectares. In 1851 James Horatio Cassell and his wife Martha purchased and built Hawksburn House roughly on the corner of Cassell Street and Hawksburn Road. The estate was subdivided and John Pike acquired the 5.5 acres portion on the corner of Toorak road and Williams Road and built “Vinterfield” between 1858 and 1862.

In the late 1880s “Coolullah” was built in the imposing Victorian Italianate style with a circular driveway. Sir John Grice moved here early in the 20th Century until his death in 1935 and the house was demolished and the land subdivided and sold.
When Coolullah was auctioned in September 1935 several hundred people attended and it was sold to Harold Bastings for $25,600 for 1.425 hectares.

The roadway was completed in May 1936 and the first building was erected at 1 Coolullah Avenue. By the end of 1938 3-5, 4, 6, 7 and 19-23 had been completed. 2, 11 and 13 were completed later that year. By the start of World War II, almost the entire street was built on. Many of the blocks of flats were constructed with internal staircases which gave an extra quality to the housing stock.

One of the repercussions of The Great Depression was that the cost of maintaining a property of that size both internally and externally was no longer viable, forcing many mansion owners in South Yarra and Toorak to subdivide their land.http://en.wikipedia.org/wiki/Great_Depression_in_Australia

Coinciding with this, the demand for flats had increased and South Yarra offered tenants a stylish address at a reasonable price with good access to public transport. Coolullah Avenue quickly took shape during the 1930s with the building of high quality clinker brick blocks of flats, duplexes and maisonettes along with several freestanding villas.

Coolullah Avenue has seen little development since the 1940s and has retained much of its interwar character.
